Mezzanine loans from first banker from £250k to £2m, based on mainly residential
developments where there must be a minimum net profit before tax of 25%.
The loan term being up to two years and a minimim annual interest return pa of 30%
with a 1% minimum arrangement fee and an end fee of 1.5%.
They will top slice fund to 90% of costing as long as the
senior debt is from a quality banker, where they will receive their priority after the first charge.
Our other financiers will lend a minimum of £500k to a maximum
of £10m and will mezzanine fund also to 90% but the key points to these loans, must be that the clients must have a very good
and established property track record and the development must show an annual return as banker one.
These bankers require a profit/element share in the company
that owns the property of between 33% and 50% dependant on the financial viability and quality of the development.

To begin with this can be shown on a few pages in an overview
basis.
It normally takes around two weeks to obtain an offer once
all documentation is provided and a valuation is completed.
We have private bankers who will provide
non status funding, which can also be to overseas companies and individuals.
The minimum loan
is £200k and the maximum £4m, all interest only for a one year period, which can be renewed if the account has been conducted
well.
The rates of interest are for quality
cases at 4% over libor with a 1% fee and a 1.25% out and for non-prime loans, then there is monthly service charge of .75%
a month and an interest rate of 3% over libor so some 16.7% APR in total.
The loans can be redeemed with only interest payable to the month end and the 1.25%
end fee.
